Forgot about my blog! Here is the finished product.
16.9.14 – Due to the rain our landscaping has been very delayed. The only things left to do are the last coat of render to retainer walls and plant boxes, the fence is going up as we speak and the turf needs to be laid. So will have some updated pics hopefully by the end of next week.
Here is a pic of the family room, its cosy and we love it.
The Landscapers have been hard at work over the last few weeks, all that is left to do is rendering of the retainer walls and garden beds, installation of new Timber Lapped and Capped fences and laying of turf to yard and council strip. Our concreter is coming back to seal the driveway once this has been completed. Then it will be our job to do all the planting in the garden beds around the side and back boundary, we have around 25 meters of plant box to fill.
Monday the 21st of July was our big day. Our home was finished 47 days ahead of schedule. SS was onsite from 7am and also had a painter onsite to finish any final paint touch ups. We had a good look over the house, went through some paperwork, signed some documents and handed him our final cheque. By 7.30 I had my landscapers onsite and furniture was delivered by lunchtime. Site fence was taken down by lunchtime and I also had an electrician come in and hang my pendant lights and external lights. Sorry for the lack of colour in these pics, something happens when I upload them. I will post more pics of the home and landscaping progress in the coming weeks. So happy with the home 🙂

Landscaping underway – retainer walls to be erected and rendered, new fences, paving, plant boxes along all of back fence and courtyard and turf to come. Massive job. At this stage footing dug, formed and concrete poured and courtyard has been levelled for paving, the guys have also put in the ag drainage.
30.07.14 – landscaping update
today our driveway was poured, waiting on the council to come and grind down some tree roots, so we can lay the crossover. Retainer walls, plant boxes and courtyard underway. It’s looking good, can’t wait till it’s all done…. I am sick of the dust!
My husband and I attended this together along with a Private Inspector that we had organised for a sweet $695.00
The report came back within 24 hours and there were only a few issues that Clarendon will need to address, the Inspector did say that for a project home this is one of the better ones he had seen and it was built pretty well. (My SS was pretty chuffed to hear that)
Small Issues:
Paint touchups here and there internal and External – this will be fixed prior to handover
Bricks are leaching salt and require cleaning and sealing – SS has arranged for this
Bricks require repointing in some areas – This has now been done
Lintels need to be painted – SS said this happens with the final paint job
Window sill on Parapet is not sloping and requires sealing
Aluminium sliding door frames are bowed / loose and require securing there are also gaps in the frame which require sealing
A few grout touch ups are to be done in bathrooms
Another General clean of the site and internal is required
Marks on the edge of the face panel and are damaged and require repair (kitchen island bench)
Skirting tiles missing to back side of laundry (under stair well)
Bigger Issues:
Significant crack in the mortar over the head course of the window in the dining room – Brickwork requires re-laying to correct allingment (SS had this fixed the next day)
Brick wall overhangs the Slab / Footing and cracking is present in the concrete footing – recommend further investigation by structural engineer. (SS has made the call to have extra concrete added the the slab edge) with a 50year structural guarantee I am not to concerned… I will more than likely be dead by then.
Colourbond steel capping is not covering the top edge of the rendered Parapet wall and requires additional render and painting. (SS has arranged for this to be fixed)
Cracked brick in window sill in bedroom and requires replacing – this has been done
The wall in the stair well has a flush line on the joint and the fixing is not adequate, this requires re-setting of the joint (this is very visible)
The inspection took around 2 hours most things we had already picked up, but having the Inspector there was great as he documents it all down and I sent the important parts of the report to my SS to have fixed. Also the inspector went up into the roof space and checked it all out, something we were not going to do.

5.3.14 – First 20 rows of bricks laid on western side, Things are starting to take shape now. Very happy with our brick choice.

16.04.2014 – Progress Update
Well as of today, eaves and cladding painted and second story scaffolding has been taken down. There has been some issue with the installation so the flashing under a couple of the windows, so as you can see widows are missing and cladding not complete to the front and side of house. They better fix this up ASAP, getting annoyed here.. Our build has slowed down due to the rain and the fact that Clarendon are busy and running behind. However I am very happy with my colour selection and the painters have done a great job. Obviously Render gets done at a later date. The scaffolders have been back to erect the trusses over the alfresco and dining room, so hopefully all my tiling will be complete after Easter. Soon we will be ready for a site inspection and I am going over it with a fine tooth comb as I am not 100% happy with the brickwork.
24.04.14 – Flashing redone, windows back in, lined and ready for clad. First floor roof tiles, eaves etc underway. Alfresco roof tiles almost complete. Looks like it takes up the whole block, but we do however still have a little bit of back and side yard.
3.5.2014 – Massive progress. Today I had an onsite meeting with our site supervisor for pre lining inspection. I arrived at 8 am and the gyprock team were onsite ready to go. We went over everything to check that all was in place, and he was excellent in explaining everything to me as we went along. I am fortunate to have an excellent Site supervisor that is highly organised. I went back to the house later that afternoon and the whole place had been lined with Gyprock. I am so impressed with the workmanship and speed of the internal linings. Stairs are booked in for the 10th. Most of the scaffolding has come down and they are still to complete the cladding to the front corner of the home which will be done this week. Considering the amount of wet weather we have had, to get to gyprock stage in about 15 weeks is fantastic. They say about 10-12 weeks from Gyprock, so we are over half way, YAY!
17.05.14 – Today we went and had a sneaky look at progress, stairs are in cornice is up and temporary lock up doors are on the front of the home. Still some external paint to go on, all internal doors and architrave has been delivered. Cavity sliders have been fitted although the one on the WIP has the wrong glass in it. I have emailed my SS about this. It’s looking pretty good, bricks will need another clean as some touch ups have been done.
21.05.14 – been doing AM drivebys to see if any action is happening, I noticed a man inside doing more waterproofing to the bathrooms, and other utes have been there but can’t tell what they are doing. Stacker doors have been fitted today so we are totally locked up. I will post what I can see through windows as we progress. Tiler is supposed to be starting tomorrow, but things never happen according to our weekly phone call from our SS, but they do happen eventually. We still have not had our sewer connected but that will also happen…. Eventually! While we have been waiting on the external doors to go on, a cat has made himself at home in my theatre room and pooped all over the floor, it smells bad too! We have been told kitchen arrives on the 23rd.
23.05.14 – well, today has been a busy day at site, kitchen and bathroom vanities installed, internal doors hung yesterday, they actually put the wrong cavity slider on my WIP, a clear glass door went on when I ordered translucent. This is being changed. First coat of paint on (undercoat yesterday) front Door delivered, gas and electricity connected. Holes cut for electrical outlets. Remainder of down pipes painted. We are moving along nicely now 🙂

Curtain fabric and more pics of bathrooms and bench tops, we chose round basis, as I find the square ones to shallow and I think they round ones are easier to clean, and the house has 5 basins so that was important!

Could not grab a pic of the downstairs bathroom as there was a tradie working away.

Clarendon Create
This was a very long eight-hour day. Firstly we met with the colour consultant who assisted us with choosing the facade colours, internal colours, tap ware, bathroom ware, doors, handles and any other extras we were wanting to add, ie smart glass to windows, adding glazing to doors etc.
Then it was off to Your Home Kitchen
The following changes were made:
- Extended island bench overhang to an overall of 300mm
- Moved the microwave space from the walk in pantry to under the island bench
- Widened the cutlery drawer bank to 600mm
- Changed the cupboards on either side of the stove to pot draws x 2 on each side
- Inserted a kick plinth to underside of stove to match surrounding kicks
- Install Hettich soft close draw runners to all draw and soft close hinges to all cabinet doors
- Install plastic topsides to pot draws
- Upgraded to Quantum Quartz Reflections stone for kitchen bench tops and Powder room
- Upgraded to Quantum Quartz Luna White stone bench tops in main bathroom and ensuite
Colour chosen for all cabinetry is Polytec Leather Matt. We have also gone with a large dark brown porcelain tile called Park Avenue Basalto for the splashback, a very beautiful tile, however I am really worried that it will not look so good with the leather matt!!! I guess I will have to wait and see…..
Genneral Staircase
The only change we made here was to remove the stair nosing from the bottom two steps as we are going to have these done in timber.
Accept Carpets
This was another difficult decision, in the end we went with an almost black carpet for the theatre room and study downstairs and a beige colour for upstairs by Tuftmaster. We are also having Accent do the timber stairs which will be a very dark stain. Our consultant was lovely and very very patient 🙂
Ark Finishing Touches
Using these guys are optional, however we want to get as much as we can done before handover. They are supplying us with:
- Fly screens for all windows
- a security screen door for the laundry
- sliding mesh fly screens doors for all 3 sliding doors
- 13 white bass wood plantation shutters
- 6 timber venetian blinds for upstairs leisure, bathroom, powder room and ensuite.
It was important to us to have the windows covered as we are on a corner block plus I just lurrrve the look of the plantations.
Your Home Air Conditioning
We kept this pretty basic and only added one additional zone upstairs, bedrooms are a separate zone to the upstairs leisure room.

This is the appointment where you can rack up quiet a lot of expense, so we had to be realistic and sort of stuck to our budget.
Damage here consisted of

Tile Direct (Tiling Appointment)
This was another very long and difficult appointment, way to much choice. Here is where you get to choose all your bathroom tiles and kitchen splashback.
We have gone with 250x500mm glossy white tiles for the walls, and neutral coloured tiles for the floors, downstairs bathroom floor and laundry floor different to upstairs bathroom and ensuite floors. Each shower has a nook with a feature tile running down the centre of the wall and all nooks are bordered with a bright silver tile trim. I have also added a feature tile to the wall space between the vanity and mirror in the downstairs powder room. There is also a silver tile trim around the ledge of the bath.
Kitchen splashback is Park Avenue Basalto and we are also getting Tile Direct to tile the main downstairs floor area and the front porch. We will deal with the Alfresco after handover and obviously this will depend on available funds, after retainer walls, fences, driveway and turf.
Update: due to tile being discontinued, we now have park lane light grey for the splashback
When we chose our home we also went with the two promotions they were offering at the time being, the Designer Luxury & the Elite Designer.
Here is a list of other changes and upgrades we made to the standard design, things that added more $ to the bottom line.

- 02.06.2014 – Painters in to work on internal paint, putty and fill. New WIP door delivered as the old did not have translucent glazing. Starting to get quote from Landscapers for retainer walls and paving and Concreters for drivway
- 04.06.2014 – Rainwater Tank installed. Recieved 1 landscaping quote @ just over $30K, this includes paving the courtyard, rendered retainer walls to boundary, timber fence, leveling of block, drainage pipes, plant boxes and turf to all grassed areas. Also recieved a driveway quote for $12,500 for approx 52m sq of driveway in coloured concrete. Handover costs are now starting to come into play. We have not allowed near enough :0
- 07.06.2014 – went for a drive past today and the painters were having their lunch break, decided to go for a walk around the block and the painters asked me to come in to discuss the feature walls. He also gave me the opportunity to have a good look around and take photos. Painting is well underway, bench tops on, sinks and basins installed, garage roller door installed, alfresco ceiling now painted. The painters are doing a impeccable job and it was super nice of them to allow me to take my time and have a good look around. As of yesterday SS said walk through at end of month and handover mid July, which will put us ahead of schedule. Sewer is now all connected up, toilets are going in on Wednesday, then the floor tiling and carpet is next on the list. We ordered our beautiful curtains today for the 3 stacker slider doors we have.
- 10.06.2014 – Painters are continuing the internal painting, they will be back to do the facade parapet and the internal feature walls. I have decided to remove the feature wall in the dining room as the colour I chose was just too dark. Instead we will leave the wall to match the main wall colour. I ran in the house on Tuesday morning when the painters were there and left them instructions. Bath and toilets delivered.
- 12.06.2014 – Have a meeting with Landacaper today so will have another sticky beak around… hopefully they have left a door open for me somewhere :0. We have gotten quotes for a coloured concrete driveway approx 52 sqm, one quote $12,500.00 and the other $7,500.00, I know who will be getting that job…………….
- 12.06.2014 – Ok so we couldnt get in today, however items that have been completed today are: all downlights, baton lights, powerpoints, dimmers have been installed, also bathroom exhaust fans. Tap wear has been installed and painted doors have been rehung. Painters have completed all the gloss work and painted the rendered parapet.
- 16.06.2014 – airconditioning ducts and controls installed, toilets and bath installed, shower heads etc
- 21.06.2014 – been a busy week onsite. Internal floor tiles are down, kitchen splashback on, carpenters have been back and installed all door handles, shelving in WIP, WIR and bedroom wardrobes. Painters were onsite this week and today to continue top coat. PCI is Wednesday week 🙂
- 23.06.2014 – we are getting really close now, feature walls are now all done. Cableing has been done, conduits for wall tvs are in, Alarm system is in. Shower Screens and bathroom mirrors have been installed and the place has had a clean. Windows are clean also. It seems we are only waiting on a few items to be completed including, Gas connected, carpet laying and two timber stairs need to be stained. The flyscreens and plantation shutters are also due to go in this week. Looks like the showers and tiles are yet to be sealed. Painters will need to do touchups and there are a few things that gyprockers will need to patch also. The site will need a masive clean, I dont think I have ever seen such a messy job site, it looks like a tip and that is no word of a lie. Being on a corner block I think half the suburb has been kind enough to dump crap over our site fence. Great to see it all happening though, it is really coming together and I am pretty happy with my colour selections. Now I just need to jazz it up with some accents here and there.
- 24.06.2014 – front door stained, more painting done.
- 25.06.2014 – fly screens / fly screen doors have been put on today, and the security screen door has been put on the laundry. Timber steps stained black, maybe a little blacker than I had hoped for. Water meter relocated, as the old one was in the way of our new driveway area, cost $550.00 to move the meter about a foot, but it had to be done. Site clean up tomorrow, I cannot wait to see that. And plantation shutters are scheduled to be installed tomorrow, so it should look more like a home than a building site when I do the afternoon drive by. I am so happy with our site supervisor, he has done a great job on coordinating our build and has been very accommodating with requests we have made along the way. It has taken only 5 months to build our home, and we had only one set back along the way which was the sewer connection that had to be redirected.
- 26.06.2014 – Site cleaned up, looks sooo much better. Carpet has been paid to upstairs are. Gyprock guy has been back to do some patching up.
- 27.06.2014 – Carpet all completed to downstairs theatre room and study and stairs have now been covered. Had a good look at the staining on the bottom two treads and it is perfect, not too dark at all. Brick work cleaned again.
- 30.06.2014 – bath, sinks and showers sealed and grout touched up in all bathrooms.
- 02.07.2014 – PRACTICAL COMPLETION INSPECTION – more to follow when I recieve report from private inspector, all in all the place was in pretty good shape, lots of paint touchups to be done and a couple of hand towel rings missing. Also a few major things – details to follow and nothing that wont be fixed before handover. Worst part of the build according to the Inspector was the brickwork, but we aleady knew that! He did say that for a project home this is one of the better ones he had seen and that it was pretty good. HAND OVER is on the 18th. Cannot wait! right now I am in the process of co-ordinating, landscaper, concreter for drieway, aircon people (as they put the unit in after handover), curtain installation for the stacker doors etc. Plantations, amenities/appliance gas unit and appliances are last to be installed before handover and a final clean up is scheduled after all touch ups are done and they will also be there on the day of handover giving it one last polish.
- 03.07.2014 – Gas connected – what a big job that is, the street is half blocked off and there about 8 guys onsite for this one job.
- 10.07.2014 – Not much to report on as the home has reached Practical Completion. The front Facia board has now been added to the facade and just needs painting. We only have 8 sleeps left then we get our keys 🙂 🙂 :). I hope to god that handover goes smoothly as my SS is on holidays this week and the bank have not done their final inspection. My curtains for the stacker doors are ready to be installed on the afternoon of the 18th and my Landscaper starts on the 21st as well as the aircon unit being installed.
